Colorado calculates property taxes using two separate residential assessment rates established under SB24-233 and HB24B-1001:
1. School District Assessment (7.05%)
Assessed at a flat 7.05% of actual market value with no statutory deduction. School districts account for roughly 45% to 60% of total non-metro mill levies.
2. Local Government Assessment (6.80% in 2026 / 6.25% in 2025)
In 2026 (HB24B-1001), local governments assess at 6.80% after subtracting a statutory 10% reduction on the first $700,000 (max $70k deduction). In 2025 (SB24-233), local governments assess at a flat 6.25%.
